<br />EpdvTjho!Fowfmpqf!JE;!5874:1F4.8FEG.5::5.BD6F.GB411GGF27G: <br />CITY OF TIFFIN ORDINANCE NO. 2018-434 <br /> <br /> <br />AN ORDINANCE AMENDING THE OFFICIAL ZONING MAP OF THE CITY <br />OF TIFFIN, IOWA, FROM C-2B TO C-1B FOR LOT 12, PARK PLACE CITY <br />CENTER PART ONE, TIFFIN, JOHNSON COUNTY, IOWA, AND AS <br />LEGALLY DESCRIBED HEREIN <br /> <br />BE IT ENACTED BY THE CITY COUNCIL OF TIFFIN, IOWA: <br /> <br />Section 1. Purpose. The purpose of this ordinance is to amend the <br />official zoning map of the City of Tiffin, Iowa, concerning Lot 12, in Park <br />Place City Center Part One, Tiffin, Johnson County, Iowa, attached <br />hereto and incorporated herein. <br /> <br />Section 2. Amendment. The following legally described <br />property: <br /> <br />REZONING PARCEL DESCRIPTION - (C-2B TO C-1B) <br />A PORTION OF THE NORTHEAST QUARTER OF THE SOUTHWEST QUARTER OF SECTION 22, <br />TOWNSHIP 80 NORTH, RANGE 7 WEST, OF THE FIFTH PRINCIPAL MERIDIAN, TIFFIN, JOHNSON <br />COUNTY, IOWA, DESCRIBED AS FOLLOWS: <br />Commencing at the Northeast Corner of the Northeast Quarter of the Southwest Quarter of <br />Section 22, Township 80 North, Range 7 West, of the Fifth Principal Meridian, Tiffin, Johnson <br />County, Iowa; Thence S89°30'03"W, along the North Line of the Northeast Quarter of the <br />Southwest Quarter of said Section 22, a distance of 962.30 feet; Thence S02°45'22"E, 319.77 <br />feet; Thence S00°07'53"E. 120.11 feet; Thence S02°16'12"E, 236.92 feet; Thence N88°44'02"E, <br />231.28 feet, to the POINT OF BEGINNING; Thence continuing N88°44'02"E, 291.61 feet; Thence <br />S01°21'24"E, 181.84 feet; Thence S88°38'36"W, 291.61 feet; Thence N01°21'24"W, 182.30 feet, <br />to the Point of Beginning. Said Rezoning Parcel contains 53,095 square feet, (1.22 Acres), and is <br />subject to easements and restrictions of record. <br />shall be changed from zoning classification C-2B (Community Business <br />District) To C-1B (Neighborhood Business District) and further, that the <br />official zoning map of the City be amended to reflect the change <br />described herein. <br /> <br /> Section 3. Repealer. All ordinances or parts of ordinances in <br /> <br />conflict with the provisions of this Ordinance are hereby repealed. <br /> <br />Section 4. Severability. If any section, provision, or part of this <br />ordinance shall be adjudged to be invalid or unconstitutional, such <br />adjudication shall not affect the validity of the ordinance as a whole, or <br />any section, provision, or part thereof not adjudged invalid or <br />unconstitutional. <br /> <br />
